The Village Grande at Holmdel is an upscale, gated, deed-restricted 55+ community. We are conveniently located off of route 35S in Holmdel, near supermarkets and shopping centers, restaurants, medical facilities, outdoor parks, and other various recreational facilities.
As is typical with a deed restricted community, the Village Grande at Holmdel is governed by a set of by-laws and restrictions which each resident is bound to abide by when they choose to become a homeowner here. The community is managed by a professional property management company.
YES, absolutely. Living in a gated, deed restricted community generally imposes restrictions on what is allowed to be changed and/or modified to the exterior of the homes and to the landscaping, which also includes all large mature trees and shrubs and plantings on individual properties. These rules are designed to protect and preserve the design aesthetic of the community.
The Village Grande at Holmdel has an Architectural Review Committee (ARC) which oversees most home exterior changes, alterations, and maintenance. An ARC application must be completed by the homeowner and then reviewed and approved before most exterior work is allowed to begin.
For most changes to the trees, shrubs, plantings, flower beds, flower bed design, etc., would require a Property Maintenance (PMC) application be completed and approved prior to any trees or plantings may be planted or removed.
All applications must FIRST be reviewed and approved before any changes are allowed to be made in order to avoid a violation and a fine for making unapproved changes.

The homeowners are responsible for planting and maintaining/pruning of all plantings, including all trees and shrubs and flower beds on their property.
Lawn mowing, fall and spring yard clean-up, sprinkler services, and snow removal are all contracted by the Association.
Each homeowner is required to keep their property in a good state of preservation and cleanliness at all times, which would also include power-washing of the exterior siding when necessary. Maintenance and upkeep of plantings, including pruning trees and shrubs will be monitored by the PMC to ensure they meet the community standards.
Any significant change to a landscape design requires a Landscape Plan Application to be approved by the PMC prior to initiating a project. A Landscape Plan must include a detailed description of the materials to be used, the proposed plantings (including trees and shrubs) and a site plan drawing, as plantings must be appropriate for the community.
Removal of trees on a resident’s property (unless under emergency circumstances) requires approval by the PMC. Trees permanently removed on a homeowner’s property must include removal of the stump and repair of the turf.
Weeds, obnoxious vegetation or wildflowers are prohibited in the resident’s flower beds. Decorative landscape items are permitted as long as they meet the community’s standard for reasonable and fitting the community’s general appearances. Excessive items will not be permitted. Empty planting pots are not permitted for storage or display in the front of a property; storage in the rear of the home in a small approvable storage bin is allowed. No trellises or arbors are permitted. Exterior sculptures, fountains, birdhouses, birdbaths, decorative lawn flags or similar items are permitted, but excessive, shoddy or obnoxious items are not permitted.
No grass, cuttings, branches, leaves or compost may be stored on a resident’s property or disposed of on community property.
YES. One owner/resident must be at least 55 years of age and provide age certification in order to close escrow.
Yes, guests are allowed to use the amenities as long as they are accompanied and supervised by a resident homeowner at all times and as long as they do not disturb or intrude on any of the residents.
No vehicle parking is permitted on the street overnight or in front of the mailboxes during the day. Overnight parking of vehicles in the clubhouse parking lot may be arranged with prior approval of the Property Manager. All vehicles owned, operated and parked within the community must be properly registered and insured. Daytime vehicle parking is restricted for safety purposes to one side of the street only. Parking on the Belgium block curbing is prohibited. All vehicles must be moved off the street during a snow storm and not parked on the street until the street has been cleared. Parking in a driveway will inhibit the removal of snow, so it is recommended to move your car into the garage in order to expedite driveway snow removal.
